The Axis Bank home loan interest rate is 8.00% to 8.85% for a CIBIL score of 751 and above, and 8.20% to 9.10%for a score of 750 and below or no credit history, going by the table on Axis Bank's own rate page. That is repo plus a spread of 2.50% to 3.35% in the top band, and 2.70% to 3.60% in the lower one. Repo is 5.50% after RBI's hike on 7 October.
One thing to know before you read on. Axis's own page doesn't agree with itself. The table says 8.00%, the page's search description says "starting at 8.20%", and one FAQ answer still says "as low as 8.75%". I've gone with the table, because the numbers in it add up exactly to the current repo rate. Your sanction letter is the only number that counts.

Axis Bank home loan rates at a glance (checked 26 October 2026)
| Item | What Axis Bank shows |
|---|---|
| Rate, score 751 and above | Repo plus 2.50% to 3.35%, which is 8.00% to 8.85% |
| Rate, score 750 and below or no credit history | Repo plus 2.70% to 3.60%, which is 8.20% to 9.10% |
| Repo rate | 5.50% |
| Rate type | Floating, linked to repo; no prepayment charge on floating rate loans |
| Loan amount | ₹3 lakh to ₹10 crore |
| Processing fee | Up to 1% of the loan or ₹10,000, whichever is higher, plus GST |
| Balance transfer | Yes; transfer rates "align with" its standard home loan rates; top-up on eligibility |
Axis adds a note under its table. The ranges cover every variant it sells, including Super Saver, QuikPay, Shubh Aarambh, Fast Forward, plot loans and banking surrogate loans, and the rate "will vary as per the profile of the customer, loan variant and other risk factors". So the plain home loan and the variants can price differently. Ask which one you're being quoted.
Your Axis rate by CIBIL slab
Unlike LIC or ICICI, Axis doesn't publish a grid with several score slabs. It shows two bands. Here they are, with the EMI on a ₹50 lakh loan over 20 years:
| Score band | Spread over repo | Rate | EMI on ₹50 lakh, 20 years |
|---|---|---|---|
| 751 and above, best case | 2.50% | 8.00% | ₹41,822 |
| 750 and below, best case | 2.70% | 8.20% | ₹42,446 |
| 751 and above, top of band | 3.35% | 8.85% | ₹44,505 |
| 750 and below, top of band | 3.60% | 9.10% | ₹45,308 |

Two things stand out:
- Where you land inside a band matters more than which band you're in. Between the best and worst case in the 751 and above band, the EMI moves by ₹2,683 a month. The gap between the two floors is only ₹624.
- Axis's range from lowest to highest is ₹3,486 a month on ₹50 lakh. That's the price of the spread you negotiate, or don't.
Your spread is set when you're sanctioned. Under RBI's rules for repo-linked loans, it stays put unless your credit assessment changes substantially. So that day is the day to ask for the lower end, in writing. How much a score band can move your rate is in RBI moved your home loan rate by 0.25%. Your CIBIL score can move it by 1.80%.
How Axis compares
Axis's lowest rate, 8.00%, is the same as HDFC Bank's. It is 0.50% above SBI's lowest of 7.50%, which is ₹1,542 a month, or ₹3.70 lakh over 20 years, on ₹50 lakh. The difference is the top of each range. Axis stops at 8.85% for a score of 751 and above. HDFC's range runs to 13.45%.
That makes Axis easier to read than HDFC. It doesn't make it cheaper than the public sector lenders. If you have a score above 775 and a clean salaried profile, public sector lenders start lower. See today's rates across 50+ lenders on our rate comparison page. The detail on the others is in SBI home loan interest rate (October 2026), HDFC home loan rates at a glance and ICICI Bank home loan interest rate (October 2026).
Axis Bank home loan fees and charges
From Axis's fees and charges schedule. The document on its site carries no date, and it says charges are subject to change, so confirm each figure in writing.
| Fee | Amount | On ₹50 lakh |
|---|---|---|
| Processing fee | Up to 1% of the loan or ₹10,000, whichever is higher, plus GST. Non-refundable | Up to ₹59,000 with GST; ₹11,800 at the minimum |
| Paid upfront at application | ₹5,000 plus GST, with the balance at disbursement | ₹5,900 |
| Administrative charge | ₹0 | ₹0 |
| Moving to a lower floating rate (existing borrowers) | ₹1,000 up to ₹10 lakh outstanding; ₹2,000 for ₹10 lakh to ₹30 lakh; ₹3,000 for ₹30 lakh to ₹75 lakh; ₹5,000 above that | ₹3,540 with GST |
| Floating to fixed | 1% of principal outstanding, minimum ₹10,000 | ₹50,000 plus GST |
| Fixed to floating | 2% of principal outstanding | ₹1,00,000 plus GST |
| Prepayment, floating rate | Nil | ₹0 |
| Prepayment, fixed rate | 2% of the amount prepaid | Depends on the amount |
| Valuation, legal, stamp duty | As applicable in the state | Ask for the number |
The processing fee says "up to", so it is negotiable. On ₹50 lakh the range is ₹11,800 to ₹59,000, which is a ₹47,200 difference for the same file. On ₹1 crore, "up to 1%" is ₹1,18,000. For comparison, SBI's fee is capped at ₹15,000, which makes it ₹17,700 with GST on any loan above about ₹43 lakh. Ask Axis for the fee in writing before you pay for a valuation.
Balance transfer to Axis Bank
Axis takes over home loans from other lenders. What it publishes:
- Rate: the same as a new loan. Axis says its transfer rates "align with" its standard home loan rates, so your score band and spread decide it. Axis doesn't publish a separate transfer rate, so go by the sanction letter.
- Fee: the processing fee above, up to 1% of the loan.
- Who can apply: salaried borrowers aged 21 to 60, and self-employed borrowers aged 21 to 65 who file income tax returns. The minimum loan is ₹3 lakh.
- Top-up: available on eligibility. Axis doesn't publish a separate top-up rate for a transfer, so get it in writing and compare it on its own. A top-up also raises the stamp duty, since it applies to the whole sanctioned amount.
- Costs that remain: legal and valuation, and in Karnataka the fresh mortgage paperwork. Every transfer charge is broken down in home loan balance transfer charges.
Axis's maximum fee is the highest of the big lenders I track. On a ₹50 lakh transfer, it can be ₹59,000 against ₹17,700 at SBI, so price it before you assume 8.00% is a good deal.
Who Axis suits, and who should look elsewhere
Axis can make sense if you:
- Bank with Axis already and want one relationship for salary, cards and loan
- Are self-employed. Axis shows one table for salaried and self-employed borrowers
- Want a lender whose range is easy to read. Axis tops out at 8.85% in its better band
- Can negotiate the processing fee down toward the ₹10,000 minimum
Look elsewhere first if you:
- Have a score above 775 and a clean salaried profile. SBI starts at 7.50% and several others are lower
- Are moving a loan at 8.25% or less. A lender at 8.00% with a fee of up to ₹59,000 takes years to pay back
- Plan to prepay a fixed rate loan. Axis charges 2% on that
Already with Axis? Whether to switch
Here's a worked example. Say you have:
- ₹50 lakh outstanding
- 18 years (216 EMIs) left
- A current rate of 9.25%, so an EMI of ₹47,606
| Option | Cost | Monthly saving | Net saving over 18 years | Cost paid back in |
|---|---|---|---|---|
| Ask Axis to move you to 8.20% | ₹3,540 | ₹3,251 | ₹6.99 lakh | About 2 months |
| Transfer to a lender at 7.50% | ₹53,700 to ₹76,500 | ₹5,357 | ₹10.81 lakh to ₹11.03 lakh | 11 to 15 months |
| Transfer after Axis has cut you to 8.20% | ₹65,100 (midpoint) | ₹2,106 | ₹3.90 lakh | About 31 months |

What this tells you:
- Ask Axis first. At ₹3,540, the move pays for itself in about two months. If your score is 751 or more, ask for the 8.00% floor. That is ₹624 a month better than 8.20% on ₹50 lakh over 20 years.
- Then compare. From 9.25%, a transfer to 7.50% still wins by a wide margin, even after paying every charge. After Axis cuts you to 8.20%, the case is weaker and takes about 31 months to pay back.
- Don't move for a small gap. If you're already at 8.00% on Axis and the best offer elsewhere is 7.50%, the saving is ₹1,499 a month on these numbers, and the charges take 36 to 52 months to earn back.
