How Home Loan Interest Rates Are Determined in India: EBLR and Spread
Since October 2019, the Reserve Bank of India (RBI) has mandated that all commercial banks link their floating-rate retail loans, including housing loans, to an External Benchmark Linked Lending Rate (EBLR). The vast majority of banks have adopted the RBI Repo Rate as their benchmark, creating what is known as the Repo Linked Lending Rate (RLLR).
Your final applicable interest rate is composed of two distinct parts:
Whenever the RBI Monetary Policy Committee adjusts the repo rate, your EBLR moves in tandem within a quarterly or monthly reset window. In contrast, the bank's "spread" is typically locked for your entire loan tenure, unless your credit score deteriorates significantly or you formally apply for a spread reset.
Key Factors That Change the Interest Rate Offered to You
Lenders evaluate four primary risk criteria before deciding what spread to add above the base benchmark rate:
1. CIBIL and Credit Score (750+ Prime Tier)
A credit score above 750 or 800 qualifies you for the lowest advertised starting rates. Borrowers with scores between 700 and 749 usually face an interest rate penalty of 25 to 50 basis points (0.25% to 0.50%), while scores below 700 may require a co-borrower or face higher credit risk spreads.
2. Loan-to-Value (LTV) Ratio
RBI mandates maximum LTV caps: up to 90% for loans up to ₹30 Lakhs, 80% for loans up to ₹75 Lakhs, and 75% for loans above ₹75 Lakhs. If you make a higher down payment (lowering your LTV to 60%–70%), lenders offer preferred interest rates because their collateral risk is minimal.
3. Employment Profile and Income Stability
Salaried professionals working for government departments, PSUs, and Category-A corporate employers receive the lowest risk premiums. Self-employed business owners and professionals are assessed based on 2–3 years of audited financials, ITR filings, and debt-service coverage ratios.
4. Loan Size and Gender Concessions
High-value home loans above ₹50 Lakhs or ₹1 Crore frequently command competitive rates due to institutional volume incentives. Furthermore, leading institutions like SBI, HDFC, and Canara Bank extend a 5 basis point (0.05%) interest rebate if a woman is the sole or primary co-applicant.
When Does a Home Loan Balance Transfer Make Financial Sense?
A home loan balance transfer (refinancing) allows you to move your outstanding loan balance from your existing lender to a new bank offering a lower interest rate or superior customer service. However, refinancing is not always profitable once switching expenses are accounted for.
The Golden Rules of Balance Transfer:
- Rate Differential of at Least 0.40%–0.50%: If the rate gap is only 10 or 15 basis points, switching costs like legal fees and valuation charges often wipe out the savings. A gap of 0.50% or higher almost always yields substantial interest savings.
- Remaining Tenure of 5+ Years: In the early years of a 20 or 30-year home loan, up to 70%–80% of your EMI goes toward interest rather than principal. If you only have 3–4 years left, you have already paid off most of the interest, making a balance transfer ineffective.
- Outstanding Balance Above ₹20 Lakhs: Lower loan balances do not generate enough absolute rupee savings to justify the administrative hassle and processing costs.
- Factoring Switching Expenses: Always account for the new lender's processing fee (0.25% to 0.50%), MODT (Memorandum of Deposit of Title Deeds) stamp duty (0.1% to 0.5% depending on state), and property valuation charges before finalizing your decision.
