The ₹1 crore home loan EMI is ₹83,644 a month over 20 years at 8%. Stretch it to 30 years and the EMI falls to ₹73,376. But your total interest jumps from ₹100.75 lakh to ₹164.15 lakh.

That's the whole trade-off in two numbers. And ₹1 crore sits in RBI's strictest band: above ₹75 lakh, a bank can lend at most 75% of the property's value. So a ₹1 crore loan needs a property worth at least ₹1.33 crore and ₹33.33 lakh of your own money, before stamp duty. I've worked that out further down.

For context, as of 22 October 2026 the lowest published home loan rates start at about 7.15% (LIC Housing Finance, for a CIBIL score of 825 and above and loans up to ₹50 lakh, with about 0.10% more above that), 7.50% (SBI) and 8.00% (HDFC Bank), after RBI raised the repo rate to 5.50% on 7 October. At 7.50%, the 20 year EMI on ₹1 crore is ₹80,559. Most good profiles will land between 7.50% and 9.00%.

Look at the 20 year column and beyond. At 8% you pay ₹100.75 lakh in interest on a ₹1 crore loan over 20 years, which is already more than you borrowed. At 30 years it's ₹164.15 lakh, and you hand the bank ₹2.64 crore for a ₹1 crore loan. The EMI is the number everyone checks. The total interest is the one that decides what the house costs you. I've written more on that in everyone checks the EMI, almost nobody checks the number that matters.

Salary required for a ₹1 crore home loan

Banks don't look at the loan amount first. They look at how much of your take-home pay goes into EMIs. That's called FOIR (fixed obligations to income ratio). For most salaried borrowers, banks allow roughly 40% to 55%, with higher earners getting more room.

At 50% FOIR and no other loans, here's the net monthly take-home you'd need:

Rate10 years15 years20 years25 years30 years
7.50%₹2,37,500₹1,85,500₹1,61,200₹1,47,800₹1,39,900
8.00%₹2,42,700₹1,91,200₹1,67,300₹1,54,400₹1,46,800
8.50%₹2,48,000₹1,97,000₹1,73,600₹1,61,100₹1,53,800

Two things change this a lot:

  • Existing EMIs. A ₹10,000 car loan EMI pushes the take-home needed for a 20 year loan at 8% from ₹1,67,300 to ₹1,87,300.
  • A co-applicant. Banks add a spouse's income, so two salaries of ₹85,000 can qualify where one can't.

govitt chart 1 crore salary needed

Just because a bank approves 50% doesn't mean you should take it. On a ₹1 crore loan, I'd keep total EMIs at 35% to 40% of take-home so one bad month doesn't break you. The full method, with salary bands from ₹50,000 to ₹2 lakh, is in how much home loan can I actually get on my salary. Looking at a smaller loan? The same tables are in ₹50 lakh home loan EMI and ₹30 lakh home loan EMI. For any other amount there's the home loan EMI per lakh table.

20, 25 or 30 years? What each one really costs

At 8%:

SwitchEMI drops byExtra interest you pay
10 years to 20 years₹37,684 a month₹55.15 lakh
20 years to 25 years₹6,462 a month₹30.80 lakh
20 years to 30 years₹10,268 a month₹63.41 lakh

Going from 20 to 30 years saves ₹10,268 a month but costs ₹63.41 lakh. That's a bad deal if you can afford the 20 year EMI.

But there's a smarter way to use the long tenure. Take 30 years on paper and pay like it's 20. At 8%, a 30 year EMI is ₹73,376. Add ₹10,000 a month as prepayment and the loan closes in about 20 years and 2 months, saving ₹62.46 lakh in interest. Banks can't charge you for prepaying a floating rate home loan, so you get the safety of a lower required EMI and the cost of a shorter loan. If money gets tight, you drop back to ₹73,376 without asking anyone.

One limit: most banks cap tenure so the loan ends by your retirement age. If you're 45, a 30 year loan may not be on the table.

Why ₹75 lakh is a line in RBI's rules

RBI caps what a bank can lend as a share of the property's value. The cap is 80% for loans from ₹30 lakh to ₹75 lakh, and 75% for loans above ₹75 lakh. So a ₹1 crore loan needs a property worth at least ₹1.33 crore, with ₹33.33 lakh or more from your own pocket. Stamp duty and registration come on top, and banks don't fund those.

Now look at one lakh higher than ₹75 lakh. A ₹75 lakh loan needs a property worth at least ₹93.75 lakh and ₹18.75 lakh of your own money. A ₹76 lakh loan falls in the 75% band, so it needs a property worth at least ₹1.01 crore and ₹25.33 lakh of your own money. That extra ₹1 lakh of loan costs you ₹6.58 lakh more from your own pocket.

Here's how it plays out at different property values (RBI's ceilings, and banks can lend less):

Property valueMost a bank can lendYour own money
₹93.75 lakh₹75 lakh₹18.75 lakh
₹1 crore₹75 lakh₹25 lakh
₹1.20 crore₹90 lakh₹30 lakh
₹1.33 crore₹1 crore₹33.33 lakh
₹1.50 crore₹112.5 lakh₹37.5 lakh

Between ₹93.75 lakh and ₹1 crore of property value, the most you can borrow stays at ₹75 lakh, so every extra lakh on the price is a lakh of your own money. If you're eyeing a flat around ₹1 crore, don't plan on a ₹1 crore loan. You'd need to find the property at ₹1.33 crore.

What a ₹1 crore loan costs before the first EMI

The processing fee is the first bill, and it varies a lot on a loan this size. As listed on each lender's pages in October 2026:

LenderProcessing fee as listedOn ₹1 crore, with GST
SBI0.35% for salaried borrowers, capped at ₹15,000₹17,700
LIC Housing Finance0.25% on loans up to ₹1 crore, capped at ₹15,000₹17,700
HDFC BankUp to 0.50%, negotiableUp to ₹59,000
ICICI Bank0.50%, plus an administrative charge of 0.25% or ₹5,000, whichever is lowerAbout ₹64,900

That's a gap of up to ₹47,200 for the same loan. Ask for the fee in writing and negotiate it. Stamp duty and registration come on top.

The tax part

In the first year of a ₹1 crore loan at 8% over 20 years, you pay ₹7.92 lakh in interest. The deduction on a self-occupied home is capped at ₹2 lakh a year, and only in the old tax regime. So the cap covers about a quarter of your first-year interest. In the 30% slab with cess, ₹2 lakh saves up to ₹62,400 a year.

If you and your spouse are both co-owners and co-borrowers, and both of you pay the EMIs, each of you can generally claim up to ₹2 lakh on your share. This is now Section 22 of the Income-tax Act, 2025, which replaced the old Section 24(b) from 1 April 2026. It's a summary, not advice for your case. Ask your CA before you count on it.

What I'd do before applying

  1. Pick the EMI first, not the loan amount. Decide what you can pay comfortably, then work back.
  2. Check your CIBIL score. At 750 and above you're in the best rate bands. On ₹1 crore, a 0.50% gap is worth ₹3,085 a month, or ₹7.40 lakh over 20 years.
  3. Close small loans first. Every ₹5,000 of existing EMI cuts a 20 year loan you qualify for by about ₹6 lakh.
  4. Take the longest tenure you're offered, then prepay. Flexibility is cheap. A forced high EMI isn't.
  5. Compare at least three lenders on the rate and the fee. On a loan this size, the fee alone can differ by ₹47,200.
  6. Mind the ₹75 lakh line when you pick the property. Borrowing ₹76 lakh instead of ₹75 lakh adds ₹6.58 lakh to the own money you need.

FAQ

What is the EMI for a ₹1 crore home loan for 20 years? At 8%, the EMI is ₹83,644 a month. At 7.50% it's ₹80,559, at 8.50% it's ₹86,782, and at 9% it's ₹89,973.

What is the EMI for a ₹1 crore home loan for 30 years? At 8%, it's ₹73,376 a month, and you'll pay ₹164.15 lakh in interest over the loan. At 7.50% it's ₹69,921 and at 8.50% it's ₹76,891.

What salary is required for a ₹1 crore home loan? At 8% for 20 years and a 50% FOIR, you'd need about ₹1,67,300 in net monthly take-home with no other loans. Over 30 years, it drops to about ₹1,46,800. Existing EMIs push it up, and a co-applicant's income can bring it down.

Can I get a ₹1 crore home loan on a ₹1 lakh salary? Not on your own. At 50% FOIR, ₹1 lakh take-home supports roughly ₹59.8 lakh over 20 years or ₹68.1 lakh over 30 years at 8%. On ₹1.5 lakh it's about ₹89.7 lakh over 20 years or ₹1.02 crore over 30 years. Adding a co-applicant's income is the usual way to close the gap.

How much down payment do I need for a ₹1 crore home loan? At least 25% of the property value, because RBI caps loans above ₹75 lakh at 75%. That means a property of ₹1.33 crore or more and ₹33.33 lakh or more of your own money, plus stamp duty and registration.

Is a 30 year home loan better than 20 years? Only if you use the lower EMI as a safety net and prepay. Paying the 30 year EMI as scheduled costs ₹63.41 lakh more interest than 20 years at 8%. Prepaying ₹10,000 a month on top brings it back to about 20 years.
