The fastest way to size any home loan is to know the home loan EMI per lakh. At 8% over 20 years, every ₹1 lakh you borrow costs ₹836 a month. Borrowing ₹50 lakh? That's 50 × ₹836, about ₹41,800.

Below is the full table at every rate from 7% to 10%, in steps of 0.25%, for 10 to 30 years. Then the total interest per lakh, SBI's EMI per lakh at today's rates, and the salary each lakh needs.

  • ₹45 lakh at 8.25% for 20 years: ₹852 × 45 = ₹38,340. The exact EMI is ₹38,343.
  • ₹75 lakh at 7.50% for 30 years: ₹699 × 75 = ₹52,425. The exact EMI is ₹52,441.
  • ₹30 lakh at 8.00% for 15 years: ₹956 × 30 = ₹28,680. The exact EMI is ₹28,670.

The small gaps come from rounding the per-lakh figure. For an exact number, use our EMI calculator.

What each 0.25% costs you

Around 8% over 20 years, every 0.25% on your rate adds about ₹16 a month per lakh.

That sounds tiny. On ₹50 lakh it's about ₹780 a month, and roughly ₹1.9 lakh over the loan. That's exactly what RBI's October hike did to most floating rate borrowers.

At 8% over 30 years, you repay about ₹2.64 lakh for every ₹1 lakh you borrow. Over 20 years it's about ₹2.01 lakh. That's why a longer tenure costs so much more, even though the EMI looks lower. I've gone deeper into this in everyone checks the EMI, almost nobody checks the number that matters.

SBI home loan EMI per lakh

SBI's home loan rates run from 7.50% to 8.80% since 15 October 2026. Your rate inside that range depends mostly on your credit score.

Salary per lakh

Banks usually let your EMIs take up to about 50% of your take-home pay. So at 8% over 20 years, every lakh you borrow needs about ₹1,673 of monthly take-home salary.

A ₹50 lakh loan needs about ₹83,700 a month. A ₹30 lakh loan needs about ₹50,200. Every existing EMI you pay pushes this up. The full ₹50 lakh breakdown, every tenure and the salary banks expect, is in ₹50 lakh home loan EMI.

The formula behind the table

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)

  • P is the loan amount
  • r is the monthly rate: the yearly rate ÷ 12 ÷ 100
  • n is the number of months

For ₹1 lakh at 8% over 20 years: r = 0.00667 and n = 240, which gives ₹836. More on how the math works in what is a home loan EMI calculator and how does it work.
