How your CIBIL score moves your LIC HFL rate

Enter three numbers from your loan statement. We show savings after switching costs, not the inflated gross figure, and tell you honestly if moving is not worth it.
💡 Pro Tip: Tip: before switching, ask LIC HFL for a spread reset. If they refuse or charge too much, a transfer is your leverage.
LIC HFL home loan EMI for ₹30 lakh to ₹75 lakh
Monthly EMI on a 20-year loan at LIC HFL's starting rate, and at 1% higher. That 1% is roughly what a weaker CIBIL score or an old spread costs you.

|---|---|---|---|
| ₹30 lakh | ₹23,530 | ₹25,374 | +₹1,844 |
| ₹40 lakh | ₹31,373 | ₹33,832 | +₹2,459 |
| ₹50 lakh | ₹39,216 | ₹42,290 | +₹3,074 |
| ₹75 lakh | ₹58,825 | ₹63,435 | +₹4,610 |
How LIC HFL decides your rate
LIC Housing Finance is a housing finance company. Unlike banks, it prices loans off its own benchmark rate, which it can revise on its own schedule, not only after RBI repo changes.
Benchmark moves on the lender's call
HFC benchmark rates usually track the repo rate (5.25% now, next RBI decision on October 7, 2026), but the timing and size of any change is decided by LIC HFL. Check your statement for the current benchmark.
Your spread does not move
The spread set on day one usually stays for the full tenure, even if your CIBIL score improves. That is why older LIC HFL borrowers often pay more than new ones.
Lenders stretch tenure, not EMI
When rates go up, most lenders keep your EMI the same and add months to the loan. Your statement may not show the real payoff date.
When a switch makes sense
Rate gap of 0.40% or more, 5+ years left, and a balance above ₹20 lakh. Below that, switching costs can eat the savings.
